It might seem early to discuss the spring housing market—after all, we’re just starting the year. However, the spring market is already beginning to take shape in the Dallas-Fort Worth (DFW) area.  

Buyers are adjusting to the current housing landscape and moving forward despite higher mortgage rates. In fact, according to Rocket Homes the number of homes under contract in the DFW area has increased by approximately 10% compared to this time last year, even as mortgage rates remain above 6.5%. And according to DFWmark Market Statistics, the median days on market for homes has also decreased, dropping from 45 days last year to just 38 days now. This indicates that while the peak spring season might still be a couple of months away, the foundation for a competitive market is already being set.

Why Preparation Matters Now

Selling a home in the fast-paced DFW market requires preparation. Homes that enter the market in excellent condition and are priced competitively often receive multiple offers within days. Sellers who take the time to plan ahead can maximize their home’s value and sell more quickly.

Here’s what you can do now to position yourself for success:

1.  Start with a Market Analysis


Consult a trusted local agent to understand your home’s current value and how it compares to similar properties. For instance, the average home price in the DFW area increased by 5% year over year from Jan 2023 - Jan 2024, reflecting strong demand.  A complete analysis should also include a look at what competitive properties are on the market as well as what has been sitting unsold.  This knowledge will help you set a strategic price for the spring market.

 

2. Make Necessary Repairs and Updates

Small improvements can have a significant impact. Fixing minor issues, applying fresh paint, or improving curb appeal can make your home more attractive to buyers. According to the National Association of Realtors® (NAR), 20% of sellers' agents reported an increase of 1% to 5% in the dollar value offered by buyers for staged homes compared to similar homes. 

3. Organize and Declutter

A clean and organized home allows potential buyers to imagine themselves living there. Begin decluttering now to create a welcoming, spacious atmosphere. NAR reports that nearly half of sellers' agents (48%) believe staging a home decreases its time on the market.

Work with your agent to determine the best time to list your home to attract serious buyers. While the spring market peaks in March or April, preparing early can ensure your home stands out.
